CHECK-IN & CHECK-OUT
Check-in is after 4:00 PM. Check-out is by 11:00 AM. Early check-in or late check-out must be arranged in advance and is subject to availability — it is never guaranteed. Do not arrive before your check-in time without prior written approval via the booking platform. A keyless entry code will be sent 24 hours before your arrival. Upon check-out, all lights must be off, windows and doors locked, and the unit left in clean condition. Failure to check out on time may result in an additional night's charge.
NO SMOKING — $2,000 PENALTY
Smoking of any kind is strictly prohibited inside the home and on the entire property. This includes cigarettes, cigars, vaping, and cannabis, and applies to all indoor areas, balconies, and enclosed outdoor spaces. Violation of this policy will result in a $2,000 penalty charged to the guest, no exceptions.
NO PARTIES OR EVENTS
Parties, events, and large gatherings are not permitted at any time. Quiet hours are from 10:00 PM to 8:00 AM. Guests must be respectful of neighbors at all times. Violations may result in immediate cancellation of the reservation without refund.
NO PETS — STRICTLY ENFORCED
Pets of any kind are strictly prohibited on the property, no exceptions. Evidence of an unauthorized pet will result in immediate action and additional cleaning and remediation charges.

MANDATORY MONTHLY EXTERMINATION
This property undergoes mandatory professional extermination on the 3rd Thursday of every month between 12:00 PM and 5:00 PM. Guests must provide access to the unit during this window. This is non-negotiable and does not qualify for any refund or compensation. Please plan your schedule accordingly. The host will provide advance notice as a courtesy. Failure to provide access may result in additional fees or termination of the reservation.
COMMUNICATION — BOOKING PLATFORM ONLY
All communication between guest and host must take place exclusively through the VRBO booking platform. Guests may not share personal phone numbers or email addresses, and no transactions may be conducted off-platform. This policy protects both parties and is required for any dispute resolution.
CLEANLINESS, GARBAGE & PEST PREVENTION
Guests are required to maintain the unit in a clean and sanitary condition throughout their entire stay. Garbage and food waste must be disposed of promptly in the designated outdoor waste areas. No garbage, food waste, or trash of any kind may be stored inside the unit for any extended period. Food must be kept in sealed containers at all times. Open or improperly stored food that attracts pests will be considered a violation of this agreement. Any pest issues arising from unsanitary conditions during the guest's stay will be the guest's financial responsibility, including all extermination and remediation costs.
NYC MANDATORY RECYCLING — LEGAL REQUIREMENT
All guests must comply with New York City's mandatory recycling laws, which apply to all occupants. Paper and cardboard must be flattened and placed in the designated recycling bin. Metal, glass, and plastic must be rinsed clean before recycling. Food scraps must be placed in the organics/composting bin where available. Electronics and hazardous waste must not be placed in regular trash and must be dropped off at an NYC SAFE disposal site. Recycling bins are clearly labeled. Non-compliance is a violation of NYC law and of this rental agreement.
PLUMBING & PROPERTY PROTECTION
The use of chemical drain cleaners — including Drano, Liquid-Plumr, or any caustic or acidic product — is strictly prohibited. These products cause serious pipe damage and any resulting repairs will be charged in full to the guest. Only toilet paper may be flushed. Wipes (including those labeled "flushable"), feminine products, paper towels, and other materials must never be flushed. Grease, oil, and food waste must never be poured down any drain. Any plumbing damage resulting from guest misuse or negligence will be assessed and charged in full to the guest. All plumbing issues must be reported immediately via the booking platform.
EXTRA GUESTS
Only registered guests may stay overnight. Unauthorized overnight guests are not permitted under any circumstances. Maximum occupancy must not be exceeded at any time, including day visitors. Violation will result in immediate cancellation without refund.
