A recently refurbished, bay-fronted semi where Burley meets Headingley, built around a big kitchen diner: table for eight, sofas for six, and doors onto a decked garden. Three double bedrooms, two with en suite showers, plus a family bathroom with a bath. Gigabit wifi, a home office and off-street parking for two cars. Headingley Stadium and the train into Leeds are a 10–15 minute walk, and there's a very good café 20 seconds from the door.
The space
Kitchen diner - This is the room you'll spend most of your time in. It has an island with a hob and two bar stools, a dining table that seats eight, and sofas for six, so whoever's cooking is still part of the conversation. There's a dishwasher and a large fridge freezer that will take a big shop for a group. Doors open straight onto the garden.
Garden -There's decking with an outdoor table, and a lawn beyond.
Living room -This is a separate sitting room with a bay window, useful when half the group wants the TV and the other half doesn't. The sofa here converts to a double bed.

Sleeping arrangements:
The house sleeps six in three proper bedrooms. The day bed in the home office (sleeps two) and the sofa bed in the living room (sleeps two) take it up to a maximum of ten.
Working and longer stays:
There's gigabit wifi and a home office with a desk, so video calls are no problem even when the house is full. A washing machine and tumble dryer make stays of a week or more easy.
The neighbourhood:
Burley Wood Lane is a quiet residential street on the Burley side of Headingley. Guests get the benefits of Headingley without the noise of it.
Chunk is 20 seconds away. It's a local favourite for coffee, pastries and enormous stuffed cookies (open Tuesday to Sunday, daytime). There's a convenience store just as close.
Headingley Stadium, home to Yorkshire cricket and Leeds Rhinos, is about a 12–15 minute walk. You can leave the car on the drive on match days.
Headingley's bars, restaurants and independent shops on North Lane and Otley Road are around 20 minutes on foot, or a few minutes by taxi.
Kirkstall Abbey, its riverside park, and the cinema, gym and restaurants on Kirkstall Road are all walkable.
Leeds Beckett's Headingley campus is about 25 minutes' walk. The University of Leeds is about 10 minutes by car or bus, which suits graduations, open days and moving-in weekends.
Getting around:
There's off-street parking for two cars. Headingley and Burley Park stations are both about a 10–12 minute walk, and trains reach Leeds city centre in under 10 minutes. Buses run frequently along Burley Road and Kirkstall Road, and a taxi to the centre takes around 10 minutes.
